As the region’s premier shopping center with retail space for more than 70 luxury retailers, Nebraska Crossing provides a modern, upscale shopping experience for visitors near and far. With 9 multi-tenant buildings and 2 kiosk buildings, Avant designed Nebraska Crossing as a contemporary outdoor space not just for shopping but for visitors to enjoy the various restaurants and retail locations the mall has to offer.
Located in Gretna, Avant designed the buildings with varied colors, orientations, and pattern scales to create contrast and match the varying identities of each tenant and come together in a seamless collection as one whole Nebraska Crossing. The exteriors are comprised of a simple material palette of metal and phenolic panels, burnished concrete blocks, aluminum-framed storefronts, and pops of color and other materials in a simple yet eye-catching style.
Outdoor gathering spaces and a beautiful landscape experience serve as thoughtful touches that bring beauty and a sense of community to the center.
Avant’s team provided full design services across the 36-acre property and 333,000 square foot retail area to create the new space and replace the existing, defunct outlet mall. This included site and master planning, design development, construction documents, and construction administration. The design also featured an upgrade to all utility services, as well as updated roads, parking lots, pedestrian walkways, and more.
In a move to create a modern, high-tech, and seamless shopping experience for visitors, Avant also coordinated the design and installation of large digital highway signs, digital rooftop billboards, and many digital display boards and kiosks throughout the center.

39th & Dodge Apartments
Nestled in Midtown Omaha, the apartments on 39th and Dodge is an expansive four-story, multi-family building. With 30,000 square feet per floor, this 138-unit building is designed to cater to young business professionals in the surrounding neighborhood.
In designing the building, Avant wanted the building to reflect a more mature palette that would speak to the audience of young professionals living there. The resulting design includes different palettes that cater to multiple aesthetics of possible residents, setting it apart from other surrounding multi-family facilities.
The building exterior features a green brick that adds a touch of color and a natural feel. When tenants enter the building, a simple color palette with pops of natural elements is used throughout the common spaces, creating a cohesive environment that continues from the exterior.
Spaces including a fitness room, a rooftop pool, an open-air courtyard, and two levels of below-grade parking cater to the amenities many young tenants seek and add a sense of community to the building.

Allure Eyecare
Allure Eyecare wanted their new eye clinic to have a modern yet simple aesthetic that reflects their branding. Located on the corner of 204th and Laramie in Omaha, Avant designed the building in an industrial style that perfectly blends visual appeal and functionality.
Dark brick and light vertical panels create an intriguing blended exterior, and large windows allow abundant natural light into the office to create an open feel. When patients step into the clinic, they’re welcomed by Allure’s custom-designed front desk in the reception area. The main clinic area includes a thoughtful use of mixed materials and color in the industrial style, including exposed brick, concrete floors, clean lines, and a natural wood ceiling. A neutral palette and a unique acoustic wall feature add balance and create an inviting, soothing atmosphere for patients. Exam rooms feature a similar style as the main interior, with softer materials and a warmer color palette to create an even more welcoming feel.
Three residential units that sit above the eye clinic reflect the same relaxed industrial aesthetic. Avant harmoniously blended open-concept living spaces, warm tones, and contemporary fixtures to create a modern yet comfortable atmosphere for future residents.

Faith Regional Rehab Facility
Faith Regional needed a space that would allow them to provide the highest level of quality care for all patient needs as they relocated their rehabilitation department in Norfolk, Nebraska. They decided to remodel an existing space and create an updated aesthetic that reflected the Faith Regional Healthcare system brand. The resulting space is a fully functional rehabilitation facility that provides physical, occupational, and speech therapy, along with sports medicine.
This remodel added an acceleration area made up of a stretch of turf for the patients to use when overcoming injuries during treatment. A larger room includes a mix of equipment and tables in an open area for providers to easily work with patients, in addition to curtained areas where they can have more privacy. A new therapy pool with a lift system and a viewing window allows therapists to see the patient’s movement clearly during rehab sessions.
Avant previously collaborated with Faith Regional’s facilities department and leadership team to create a standard finish palette. The remodel used this palette in all design details, creating a uniform, cohesive look that matches the other projects. Avant used thought and detail to ensure that there was always a smooth transition with the variety of floor finishes throughout the different functional spaces so the areas naturally come together into one facility.

Mahoney Riverview Lodge
Sitting at the top of a hill overlooking the valley in Ashland, Nebraska, Mahoney State Park was inspired to create a multi-functional space as beautiful as the land it rests on. Drawing from the historic prairie building forms that dot the rural landscape of the surrounding farmsteads, the Riverview Lodge was designed in a contemporary style that complements existing structures in the park.
Upon first glance, the inspiration from the surrounding prairie and valleys is clear in both small and large design details. Near floor-to-ceiling windows in the main hall offer guests a sweeping panoramic view of the prairie beyond. Details like concrete floors and natural wood ceilings and beams create the feeling that the hosting space is not in the land — but of it. A large event room, catering facility, and a thoughtful blend of state-of-the-art amenities provide a unique event experience that truly highlights the surrounding park and the Platte River valley beyond.
With the building nestled in a forest area, Avant collaborated with teams to leverage the structure’s orientation and height and minimize the impacts of excessive dirt moving. This allows guests to appreciate the incredible natural views of Mahoney State Park and the surrounding area from all areas of the Riverview Lodge.

Porsche Omaha
Luxury vehicles call for an unforgettable experience. In opening their new location on the Northwest corner of 180th and Dodge in Omaha, Nebraska, Porsche needed a space that would match their quality brand offerings.
The design called for a unique retail experience with a variety of spaces that serves all of Porsche’s various functional needs and empowers them to best cater to their customers. With a large open retail area that highlights the variety of automotive options, Avant ensured close attention to detail, designing the space in line with Porsche’s brand standards. The exterior features a sleek brushed metal-style and a wall of windows on the main level. The skylit lobby allows natural light to pour into the space, creating a sense of open sophistication for Porsche visitors.
A key aspect of the space is a finish selection studio, which allows Porsche to offer vehicle customizations and an unmatched experience to their customers. The state-of-the-art facility also gives vehicle owners a look into the mechanical space, so they have a transparent view over their cars and others being maintained. Below the building, an underground garage space allows ample room to safely store cars until they are needed.
Whether they’re passing by or in the retail area looking for a Porsche of their own, all those who interact with the space know the feelings of luxury it brings.

Pinnacle Bank Kearney
Pinnacle Bank was excited to open a new branch building on the main strip of Kearney, Nebraska, and wanted a welcoming design that conveys the bank’s firm foundation and values.
The building design is centered around a large angled glass façade that doubles as an interior and exterior feature. With smart angles, walls of windows, and brick on the exterior, the building’s contemporary design brings both style and function to the space.
Towering floor-to-ceiling windows allow natural light to pour into the interior, illuminating the lobby. Details including marble counters, elongated modern light fixtures, and touches of wood paneling create a refined yet inviting atmosphere for guests. With the decorative interior lighting visible from Kearney’s main road, the expansive lobby space serves as a beacon from the exterior of the building and solidifies Pinnacle Bank as a true landmark in the community.
The structure is as practical as it is stunning, complete with a drive-thru for accessible customer service, and offices and a central conference room for employees to meet visitor needs.

Great Plains Beef
As the leading purveyor of Certified Piedmontese Beef, Great Plains Beef (also known as Certified Piedmontese) wanted a facility that accurately reflects their quality products. Avant designed a new space that couples a customer-facing office and a high-end processing facility to meet all of Great Plains Beef’s needs. Located in Lincoln, Nebraska, the new facility includes cold storage, processing and packaging, further shipping and employee welfare, and office spaces with high-end interior finishes.
A tall vestibule and a stone-clad fireplace welcome visitors, creating a warm first impression. The interior space includes a large open-concept work area, a customer-facing office, and a high-end conference room with a custom leather wall installation. An artistic fixture suspended from the ceiling is enjoyed from both the interior and exterior of the building.
The state-of-the-art meat processing facility is attached to the office area in a style that meets the company’s aesthetic and compliments the adjacent retail facility. Avant collaborated with Ultimate Thermal, the general contractor who also created the equipment layout and plans for the processing facility, to ensure both visual appeal and total functionality in this project.
The building’s exterior is a “modern lodge” style and features a unique blend of materials, including vertical wood panels and stone siding. Large support beams support an extended roof, adding depth to the expansive facility layout.

Pinnacle Bank Neligh
As the first bank purchased outside the original Pinnacle Bank location, the Neligh, Nebraska branch has been a part of the company’s history for over a century. Avant knew it was vital to preserve the building’s significance and as many original features as possible while making mindful updates to bring the efficiency and functionality of a modern-day bank.
Today, the building is a harmonious blend of the building’s original and restored features and subtle yet appreciated updates.
Avant reconfigured and redesigned the teller line and clad the face in repaired and repurposed original marble. As customers enter the lobby, the teller line is a reminder of the company’s rich past and maintained presence in the community today. The original marble flows throughout the rest of the space, serving as a proud centerpiece of the design. Terrazzo tile floor with a custom-cut logo reflects the history of the building while also serving as a durable, long-lasting surface to carry Pinnacle Bank into the future.
Teams tuckpointed the masonry joints and refinished the terra cotta to restore the building exterior. The design includes replaced windows that will last for years to come and a new entry that meets ADA accessibility requirements. The renovation would not be complete without restoring a missing key original feature: a custom-welded globe. Sitting on the shoulders of a figure that stands on the top of the bank, this detail solidifies Pinnacle Bank as a foundation for the community.
Avant was able to preserve many of the original details in this historic building while repurposing others — and the simple, clean design lets the history of the building speak for itself.

The Lodge Northbrook
The Lodge at Northbrook wanted to expand upon its existing senior living facilities, adding more spaces for residents in the Northbrook, Illinois community. The resulting expansion brought 70 residential units and ten assisted care units in a beautiful new complex that connects to the existing buildings through a corridor.
Avant thoughtfully designed units with inspiration from the popular prairie style, using warm, neutral colors, rich hardwood floors, and ample lighting to brighten spaces. In the lobby, a fireplace with a brick exterior serves as a warm welcome. Vaulted ceilings create an open and airy feel. Residents enjoy a wide range of spaces, including a multipurpose room, workout facility, and dining area.
Continuing with the prairie-inspired style for this project, Avant designed the building layout to spread across the site, maximizing views. Landscaped walkways allow for easy movement between the buildings, and ample site features, trellises, and strategic site walls provide privacy. A below-grade garage allows for hidden yet accessible parking, and a courtyard space featuring a pergola and seating offers a comfortable outdoor area for residents to relax.
The Lodge at Northbrook’s exterior was designed with multiple brick colors and fiber cement siding, using those rich natural colors from the Prairie State. Small details, including trellis designs and the corner wrapping windows, create unique spaces that set The Lodge at Northbrook community apart from the rest.

Pinnacle Bank
In creating a new branch location on the intersection of 84th and Dodge in Omaha, Pinnacle Bank wanted a design that would spark interest and draw traffic into the building from the nearby intersection.
Avant created a mixed-materials exterior, which blends texture, color, attention to detail, and thoughtful lighting to stand out as an iconic building. Details include a blue brick-style wall, a dark angled panel on the front corner, and a white beam-like design that blends seamlessly into the awning above the bank’s drive-through.
The building features Pinnacle Bank’s retail space, a shared conferencing area, and room for multiple tenants for total functionality. The location is home to Avant Architects and currently houses multiple other tenants, including Omaha Oral Surgery and Pediatric Dental Specialists.
In the design, Avant also included solar shading and a VRF (variable refrigerant flow) HVAC system in a move for efficiency and energy savings.

Victory Lane
Victory Lane is more than a place where Omaha auto enthusiasts can safely and securely store their cars — it’s a place for like-minded people to come together and share their passion. Located near 204th and Center, the west Omaha private car condominium will feature a total of 90 units with customizable interiors.
The exterior space was designed with a raceway vibe to match collectors’ passions.
Radiant floor heating and 25’ clear-height ceilings create an excited, luxurious feeling in the building that reflects the vehicles housed there. Each unit is insulated and heated and includes electrical outlets, a 16’ garage door with glass panels, a drain, and more, so condo owners have peace of mind in housing their cars there.
Avant also included stones paved in a black-and-white checkerboard pattern at the entrance to the garages, reflecting the signature flags often seen on raceways in a thoughtful design touch. Visitors will notice the names of famous global racetracks on the buildings, in another detail that car enthusiasts enjoy.
Owners and visitors can also enjoy the central concourse and take advantage of a two-acre green space for special events, bringing more opportunity for car enthusiasts to enjoy the community at Victory Lane.

West Shores, an exclusive residential development features a marina with commercial services. A View West Shores is the latest location added to the venue family and was designed to be the perfect setting for lakefront weddings, corporate events, seminars.
A View West Shores has breathtaking views of the lake and the ability to host a ceremony on the water’s edge. The reception / arrival space features a prominent staircase that is a backdrop of many event photos. Floor to ceiling lakefront views, state of the art AV systems create an exceptional experience for all users. A View West Shores is nothing shy of perfection.
The Salted Edge, a new restaurant concept anchors the retail support for the development. Multiple tenants including a health club, jeweler, flower shop support the event venue as well as the residential development.

Quinn Global World Headquarters
With regional offices in Perth, UK and Canberra, Australia, Quin’s state-of-the-art research, development, and production facilities generate adhesives for a vast range of global industries. As the world’s largest spray canister adhesive manufacturer with the most comprehensive array of products, Quin Global wanted a unique new headquarters building in Omaha, Nebraska that reflects their industry authority in a blend of visual style and functionality.
Avant used engaging visual design elements while simultaneously ensuring the headquarters had all the necessary areas, including a demonstration space, laboratory and product testing area, hazardous storage, explosion restraint construction, and training room.
Black metal panels wrap the structure’s exterior, and bright blue extended window box accents in Quin Global’s corporate color surround the windows, creating an appealing high contrast. In a move that blends functionality and aesthetic design, the extended window box element provides sun shade in the afternoon. Adjacent to the main entry, the warehouse and production side were made with precast for durability and easy, quick construction.
The unique building design is visible through a large glass façade. A graphic wall spanning two floors welcomes visitors upon entering the space, drawing their eyes upward as it sits near a staircase with glass railings.
Industrial-style open ceilings serve as a reminder of Quin’s manufacturing expertise and add dimension. Large angled linear lights provide contrast with the industrial ceilings and are an intriguing viewpoint for their space. Clearly visible from the main road outside during the day and evening hours, these lights give an energetic feeling to those looking at the building — keeping Quin in their minds even as they drive past.

Trio Cocktails & Company
Trio Cocktails & Company needed a space that reflects how they bring people together for good company over unique, hand-crafted cocktails. With a sophisticated mid-century modern design, Avant created a place that reflects Trio’s edgy, custom cocktail menu.
With sleek lines, geometric shapes reflected in the furniture and art, and subtle pops of color, the cocktail lounge gives a sense of community and elegance the moment people walk through the doors.
Inspired by the custom cocktail menu, Avant partnered with Morrissey Engineering to create a stunning custom light fixture made with recycled wine bottles and color-changing LED lights. The handcrafted fixture sits above the pathway between the bar and lounge seating and taps into the use of unique materials that are often featured in mid-century modern designs. Together, Avant and Trio assembled the light fixture that serves as both a functional and visual element in the cocktail lounge.
DIRTT wall systems serve as interior partitions, naturally shaping the lounge and creating thoughtful design freedom. Complete with a serving bar and outdoor seating, Avant was able to deliver a truly luxurious, intimate space that accurately reflects Trio Cocktails & Company’s story.

Faith Regional Health Service
Faith Regional Health Services, a nonprofit, local faith-based healthcare system, had an aggressive recruiting and expansion plan in opening their new South Medical Office Building in Norfolk, Nebraska. Designed for efficiency and the comfort of patients, the new 131-bed acute care facility building is connected to the hospital tower by a second-level skywalk.
Avant designed the South Medical Office Building layout to meet all of Faith Regional Health Services’ needs. The building accommodates clinic space for a number of new providers with different needs on each floor.
The reception area and an ambulatory surgical center with six operating rooms occupy the first floor. The second floor is zoned for orthopedics and occupational therapy, while the third floor includes spaces for OBGYN and specialty plastic surgery. The top floor is multi-functional and houses surgeons, pain management, and gastroenterology. A ground-level coffee shop serves as a central hub where healthcare providers and visitors alike can come to relax and enjoy a drink or snack. Below the building, staff enjoy underground parking.
Beyond functionality, a primary goal was to create a clear, comforting patient experience with a design theme that reflects efficiency, light, and transparency. The exterior includes large windows that allow plentiful natural light, and the interior features modern, abstract light fixtures that further illuminate public spaces while adding visual intrigue.
A nature-inspired color and material palette with warm neutrals and soft blues and greens are consistent throughout the patient care areas. A pop of brighter tones in the main circulation and waiting areas adds visual appeal. This finish palette aligns with other Faith Regional locations, providing consistency across different facilities. As a finishing touch, Faith Regional worked with Avant to select large nature graphics from throughout the Midwest to use as complimenting art in the waiting areas and maintain a sense of calm.

As the experts on heating and air conditioning in the Omaha and Council Bluffs area for nearly 30 years, Fred’s Heating and Air wanted a building that would meet all of the company needs and allow them to maintain their fast, dependable service.
Avant designed a space that serves as a solid foundation for the business, reflecting their unrivaled commitment to their customers and focus on dependability, fairness, honesty, hard work, and integrity.
Drive-in and dock access allow for easy loading and unloading of products and equipment, and a fabrication area provides room for the team to construct larger items for various projects. Dedicated inventory storage and shipping and receiving areas enable Fred’s to easily complete any work on-site or quickly get to customers’ locations. Multiple conferencing areas provide a welcome space for in-house meetings.
The building is also suited for future expansion or to host a tenant warehouse, making the space usable for years to come as Fred’s Heating and Air continues to grow.

Gretna Rural Fire District
Initially a rural volunteer department, Gretna Rural Fire District needed a new station to meet its needs as it transitions to a suburban district with full-time staff. The Gretna Fire Department building was relocated from an existing facility in Gretna, Nebraska, where it now sits at the southwest edge of the city at Capehart Road and Highway 31, providing excellent access for emergency service in the community.
Avant designed the space to be long-lasting amid lots of wear that comes with the job and maximize comfort for firefighters and other emergency staff.
Time is of the essence for those at the Fire District, so Avant chose efficient, durable materials such as insulated precast concrete panels, a pre-engineered building system for the 10 column-free apparatus bays, and state-of-the-art mechanical systems. The interior materials were also specifically selected for durability to withstand the large vehicles and heavy usage of the spaces.
Part of the design included a training bay with maze, outdoor training space, and a large classroom for easy staff learning. Teams also enjoy in-floor radiant heat, natural daylighting, a catering kitchen, and sleep rooms to keep the space comfortable.

Pinnacle Bank Grand Island
As they opened their first branch in Grand Island, Pinnacle Bank wanted a location and style that conveys their strong commitment to the community. They found the perfect location in the downtown Railside neighborhood and decided to restore an existing structure in a warm industrial style that reflects the area’s unique streetscape character.
The brick exterior compliments the neighboring buildings, making Pinnacle Bank a natural addition to the neighborhood. Passersby enjoy a detailed look into Pinnacle Bank’s two-story interior and its unique design features from the street, thanks to a transparent storefront with near floor-to-ceiling windows. Solar-activated glass shading allows sunlight to naturally illuminate the space while also helping filter heat.
Upon entering, exposed brick interior walls compliment the exterior and remind visitors of the neighborhood’s history. Guests are welcomed by a granite desk and high, exposed wood structure ceilings that highlight the industrial style.
To the left, a central angled staircase guides visitors’ eyes upward toward the second-floor waiting area and additional office spaces. This staircase is not only functional but also serves as a natural divide. Suspended above the stairs, a sculptural lighting element adds warmth and dimension to the space.
Avant added a board room and retail tellers so Pinnacle Bank can meet all of its guests’ needs, along with historical pictures of the neighborhood as a thoughtful design detail that brings the space together.

Pinnacle Bank Headquarters
For nearly 30 years, Avant has partnered with Pinnacle Bank to create exciting corporate office and retail banking locations. When Pinnacle Bancorp decided to create a new headquarters for its 161 locations spread across eight states, Avant designed an iconic statement building to serve the location’s diverse needs.
Located on 180th and West Dodge roads in west Omaha, the new 48,000 square foot headquarters seamlessly blends retail banking, executive offices, and tenant spaces to serve as the company’s anchor space.
The building’s design includes an eye-catching three-story glass window facade, visible from the nearby bustling streets. With white accenting and a beautiful blend of neutral-colored bricks, the exterior draws in passersby.
The first two levels welcome visitors with a glazed two-story lobby. The main floor of the building houses the location’s retail branch bank, while the middle level is designated for accounting offices. The third floor, meanwhile, hosts the Pinnacle Bancorp executive offices.
Avant included a corporate board room, training and demonstration space, and lower-level covered parking to meet the headquarters’ functional needs. The design also features indoor and outdoor social spaces — including a rooftop terrace on top of the building — offering a space for Pinnacle Bank staff to relax and connect.

Pinnacle Bank North Shore
In opening their latest location, Pinnacle Bank needed a space that aligns with their mission to create a welcoming atmosphere for customers and staff alike. The new North Shore branch in Papillion, Nebraska, is modern, functional, and aesthetically pleasing.
On the exterior, an overhang of metal panels in a range of shades of white creates a covered drive-through and a shade structure on the other side — combining practicality and intriguing design elements. The central portion of the building is a black brick with slight iridescence to catch the lights and make the pattern and texture visible from a distance. This catches viewers’ eyes, whether they’re walking up to the building or driving by.
Guests are welcomed into the first-floor retail bank and enjoy a casual customer experience with efficient teller workspaces that allow staff to easily serve guests. The second floor includes lending and support offices, and a shared conferencing space provides room for meetings. A custom perforated wall featuring the Pinnacle Bank logo adds to the modern style and acts as a striking artistic touch.
